| § Conducts Site Verification / Tax Mapping of property ownership to ensure the legality of documents | |
| § Inspects site with architects and consultants to determine the technical viability of the site | |
| § Appraises property to ensure competitive market rate: | |
| Evaluates lease rates within the area to determine current market rates | |
| Researches on government assessment on the property to determine inefficiencies | |
| Evaluates property against site selection criteria and recommends the most reasonable lease rate based on data gathered | |
| § Examines and checks the rent and other terms compared to verbal agreement with lessor, based on prevailing rental rate within the area | |
| § Negotiates with the property owner on the initial terms and conditions and sets reasonable level of rates | |
| § Establishes and maintains good relationship with lessor | |
| Develops creative ways to make the company the consistent top-of-mind lessee for the target property upon site availability (whether site is newly-developed or renovated, still under contract with another party or soon-to-be-vacated) | |
| § Negotiates contracts for the purchase or lease of the property chosen, always looking to obtain the most beneficial conditions for the client | |

| o Consistently identifies opportunities to strengthen partnership with property owners, e.g. through constant and effective communication with lessors on potential problems and possible solutions, clarification of the partnership’s scope and expectations so both parties’ needs can be met |
